Home Survey – Level 2
What is it?
The home survey level 2 replaces the outdated RICS Homebuyer Report for reports produced from 2021 onwards. Connors Surveyors are using the ISVA home Survey level 2 to provide a straightforward, concise report which we believe is easy to read and understand.
As fully qualified Chartered Surveyors, we are also members of ISVA (Independent Surveyors and Valuers Association) This survey is equivalent to the RICS Survey Level 2 and is exclusively available from members of the ISVA.
The report is based on a visual inspection of as much of the exterior and interior of the building as is reasonably and safely possible. A full description of the service is provided in the terms of engagement and scope of work which our surveyor will provide prior to receiving instructions to proceed.
This type of report is suitable for most conventionally built residential properties.

What’s included in the Level 2 Home Survey?
This report includes:
- Overview of Services
- Overall condition of any permanent outbuildings and site
- Issues that need to be raised with your Conveyancer / Solicitor
The report also comments on any major defects or other shortcomings that, in the surveyors opinion, are likely to affect your decision to purchase. However it is not as comprehensive as a level 3 Building Survey.

Building Survey – Level 3
What is it?
A building survey is suitable for all types of buildings, but is advised specially if the property was built pre-1850, listed, in need of extensive repairs or if it is constructed using non-traditional building methods and materials. The service consists of a detailed visual inspection of the building, its services and grounds, and is more extensive than a home survey level two.
Concealed areas normally opened or used by the occupiers are inspected if it is safe to do so.
Although the services are not tested, they are observed in normal operation.
What’s included in the Level 3 Building Survey?
This report includes:
- An assessment of the relative importance of any defects and problems found
- Identifiable risk of potential or hidden defect for areas not able to inspect
- Identify the most probable cause of defects found
- The scope of any recommended remedial works and explanation of consequences of non- repair
- General recommendations in respect of likely timescales for necessary works
Specific Defect Report
What is it?
These are detailed reports, which usually relate to a specific individual defect or a particular problem that has been observed in a property. They offer a diagnostic report and defect appraisal based on the surveyor’s observations.
The Defect Report also provides recommendations for the appropriate remedial action. Typically, such reports could cover a serious structural defect such as cracked or bulging walls, rising or penetrating damp and condensation.
Although finding out about a potentially serious defect in a property you want to purchase can be unnerving, there is little point ignoring the problem. A Specific Defect Report will aim to diagnose the probable cause and significance of the defect or problem.
These reports are suitable for all types of residential property.
